Derwent London is bringing forward proposals for a high-quality mixed-use net zero carbon campus that brings together purpose-built office space along with a range of complementary and publicly accessible uses.

Derwent London is bringing forward plans to redevelop the site at 162 City Road in partnership with NHS Moorfields and UCL. The proposals will deliver:

  • New, contemporary office space, enabled for Life Science, and Research and Development uses, as well as affordable workspace.
  • Publicly accessible uses within the scheme, including retail and a City Room space.
  • Improved connections through the site and an enhanced public realm to benefit local communities.
  • Local employment and training opportunities, both during construction and once the buildings are in operation.
  • High-quality Net Zero Carbon design which will enhance the heritage character of this important site, and contribute positively to the local area. Sustainability is a key priority.

We take a fresh approach to the regeneration of every building, with a focus on anticipating tenant requirements and an emphasis on design.

As part of our commitment to lead the industry in mitigating climate change, we have committed to becoming a net zero carbon business by 2030, publishing our own Net Zero Carbon pathway in July 2020. We are a member of the ‘RE100’ which recognises Derwent London as an influential company, committed to 100% renewable power by purchasing renewable energy, a crucial step in becoming a net zero carbon business. We are one of only a few property companies worldwide to have our science-based carbon targets validated by the Science Based Targets initiative (SBTi).

Landmark buildings within our 5.6 million sq ft portfolio include 80 Charlotte Street W1, Brunel Building W2, White Collar Factory EC1, Angel Building EC1, 1-2 Stephen Street W1, Horseferry House SW1 and the Tea Building E1.

In January 2022 we were proud to announce that we had achieved the National Equality Standard – the UK’s highest benchmark for equality, diversity and inclusion. In April 2022, we won the BCO Best Commercial Workplace award for our 80 Charlotte Street development; In October 2021 EG’s UK Company of the Year, January 2022 top of the Property Sector and 38th position overall in Management Today’s 2021 Britain’s Most Admired Companies awards. In 2020 various awards were won for our Brunel Building, including the BCO Best Commercial Workplace award. In 2019 the Group won EG Offices Company of the Year, the CoStar West End Deal of the Year for our Brunel Building, and the Westminster Business Council’s Best Achievement in Sustainability award. In 2013 we launched a voluntary Community Fund, and to date have supported well over 100 community projects in the West End and Tech Belt.

Increasing numbers of people are likely to suffer with eye disease in the future. The current facilities on City Road and Bath Street in Islington are outdated. They will be unable to meet the predicted rise in demand for sight loss treatment unless they move to a centre that is fit-for-purpose. The ageing and disjointed infrastructure limits their delivery of exemplary patient care.

Integration between research, education and hospital care would enable them to widen their research portfolio and speed up innovation. Building a new centre offers the space and flexibility to meet future changing needs.

All services currently at the City Road and Bath Street sites, and all associated staff, will relocate to the new centre in St Pancras in 2027. This includes all services at Moorfields Eye Hospital, the Richard Desmond Children’s Eye Centre, the clinics on Cayton Street, Moorfields Private and the UCL Institute of Ophthalmology. No services will remain at the City Road or Bath Street sites.

The ambition for the joint initiative Oriel, is to enable Moorfields to remain at the very forefront of treatment, care delivery and clinical research. It will deliver benefits including enhanced patient experience, more efficient service delivery, capacity for changing demand, and flex to respond to a changing clinical landscape and support new ways of working.

There are large areas of the site which are in need of repair. The site provides an excellent opportunity to provide a variety of uses to benefit the local area. The existing site is not optimising its potential given its excellent location.

The process involved ensures any redevelopment proposals would complement the London Borough of Islington’s ambitions for the area and contribute to wider socio-economic benefits for residents and businesses, particularly through our Community Pledge.

The public consultation will be ongoing until the planning application is submitted. Submission to the London Borough of Islington is expected in late 2023.

This location has been identified by the London Borough of Islington as having the potential to deliver a tall building. The design team is continuing to develop designs and we will share more detailed proposals during the consultation process.
